Terms and Conditions
1. Free Consultation and basic information on property ownership, land and asset acquisition, Philippine investments opportunities, long term lease, resort operation and management and asset management.
2. SPR is government registered broker authorized to facilitate contracts between buyer and seller of a property. It offers brokerage services for property acquisition and leasehold services.
The commission is as follows:
a) in case of sale: 5 % to be paid by the seller
b) in case of rental / Lease: 2.5 monthly gross rents
3. Prices of property for sale and for rent are subject to change from time to time since it is the prerogative of the property owners.
4. Privileged information and confidentiality requirement. Any information or material regarding any transaction may not be passed on to third parties not engaged in our dealings. In case violation of the confidentiality requirement, the offending party shall be liable to pay penalty in the amount equivalent to the total payable commission for the deal.
5. The confidentiality requirement shall not apply in case a buyer has previous knowledge of a property in transaction or being introduced by SPR Inc. In this case, the buyer must inform and submit proof of his previous knowledge. Otherwise, confidentiality requirement applies.
6. All offers ensure without obligation. The firm does not hold itself responsible for any inaccuracy in the particulars and terms of the property referred to. Any expense that may be incurred with respect to any dealings i.e. visitation, legal audit and due diligence, shall be for the account of the buyer and be reimbursed to SPR. SPR shall not be liable in case the property is sold or rented to third parties at the instance of the property owner, or the offer is withdrawn prior to the finality of any contract of sale or rent.
7. Any suit or legal action in violation of these conditions shall be brought within the jurisdiction of the court of Kalibo, Aklan, Philippines.
